Important Advisory
Follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Verify substrate suitability, movement accommodation, and required waterproofing/drainage for wet or exterior areas.
Step 1: Layout & Planning
- Confirm the substrate is clean, dry, structurally sound, and flat within industry tolerances for 12×24 tile.
- Dry-lay and center the layout to avoid narrow perimeter cuts and to balance joints.
- Blend material from multiple boxes to distribute any shade or pattern variation.
- Use spacers appropriate for rectified tile and include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and the project’s conditions.
- Key mortar into the substrate, then comb in one direction with a suitable notched trowel; back-butter tiles as needed for coverage.
- Set tiles with a slight perpendicular motion to collapse ridges and achieve the coverage required by ANSI for the area of use.
- Use a leveling system where appropriate to help minimize lippage with 12×24 tiles.
- Allow mortar to cure as directed by the manufacturer before grouting or opening to light traffic.
Step 3: Cutting
- Cut with a wet saw fitted with a premium diamond blade rated for porcelain.
- Mark cuts carefully and support the tile fully to reduce chipping.
- Ease sharp cut edges where they will be exposed.
Step 4: Joint Filling
- Select a grout appropriate for porcelain tile and the chosen joint width.
- Pack joints fully with a rubber float, clean diagonally, and promptly remove haze with clean water.
- Use flexible sealant at movement joints and all changes of plane; do not grout these areas.
- Protect the installation from traffic until grout has cured per manufacturer guidance.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner suitable for porcelain tile; avoid harsh acids and abrasives.
- Use entry mats and protective pads to reduce tracked-in grit and surface scratching.
- Follow grout and setting material manufacturers’ maintenance recommendations.
