Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Verify substrate suitability, movement accommodation, and waterproofing/drainage where required.
Step 1: Layout & Planning
- Confirm the substrate is clean, dry, rigid, and flat within tolerances appropriate for 12×24 tile.
- Dry-lay to plan layout, balance cuts, and align grout joints; avoid sliver cuts at perimeters.
- Blend material from multiple boxes to evenly distribute shade/pattern variation.
- Select a joint width appropriate for rectified tile and include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and larger-format tiles.
- Key mortar into the substrate, then comb in one direction with an appropriate notched trowel; back-butter tiles as needed.
- Set tiles with a slight sliding motion to collapse ridges and achieve coverage consistent with industry requirements for the application.
- Use a leveling system when helpful to minimize lippage, especially with polished surfaces.
- Allow mortar to cure per manufacturer guidance before grouting or light traffic.
Step 3: Cutting
- Cut with a wet saw using a premium diamond blade rated for porcelain.
- Mark and support tiles carefully to reduce chipping; ease sharp cut edges at exposed transitions.
- Drill holes with diamond core bits at low speed with water to prevent cracking.
Step 4: Joint Filling
- Choose a grout suitable for porcelain and the selected joint width; follow manufacturer mixing and cure instructions.
- Pack joints fully with a rubber float; clean diagonally and remove residual haze promptly, especially on polished surfaces.
- Use appropriate sealant at movement joints and changes of plane; do not grout these areas.
- Protect the installation from traffic until grout has cured.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner formulated for porcelain; avoid harsh acids or abrasives.
- Use entry mats and felt pads to minimize tracked-in grit and surface scratching.
- Follow grout manufacturer maintenance guidance; seal cementitious grout if recommended.
