Installation Guide – Intricate Dorset Beige Crosscut 12×24 Porcelain Tile Matte Rectified

Important Advisory

Always follow the tile manufacturer’s instructions, local building codes, and current ANSI A108/A118 and TCNA guidelines. Verify substrate suitability, flatness, and required waterproofing/drainage for wet areas before starting.

Step 1: Layout & Planning

  • Confirm the substrate is clean, dry, structurally sound, and flat within tolerances for 12×24 tile.
  • Dry-lay to plan layout, balance cuts, and align grout joints; avoid narrow slivers at perimeters.
  • Blend tiles from multiple boxes to evenly distribute shade/pattern variation.
  • Select appropriate spacers and joint width for rectified tile; provide movement joints per TCNA EJ171.

Step 2: Tile Installation

  • Use a polymer‑modified thin-set mortar approved for porcelain tile.
  • Key mortar into the substrate, then comb with an appropriate notched trowel; back‑butter tiles as needed to improve coverage.
  • Set tiles with a slight perpendicular motion to collapse ridges; achieve coverage per industry standards (typically 80–95% based on area/use).
  • Use a tile leveling system where needed to help minimize lippage with 12×24 formats.
  • Allow mortar to cure per manufacturer direction before grouting or light traffic.

Step 3: Cutting

  • Cut with a wet saw using a premium diamond blade suitable for porcelain.
  • Mark and support cuts carefully to reduce chipping and breakage.
  • Ease sharp cut edges where they will be exposed.

Step 4: Joint Filling

  • Choose a grout suitable for porcelain and the selected joint width; follow manufacturer mixing and cure instructions.
  • Pack joints fully with a rubber float, clean diagonally, and remove haze promptly with clean water.
  • Use appropriate sealant at movement joints and changes of plane; do not grout these areas.
  • Protect the installation from traffic until grout has cured.

Step 5: Cleaning & Maintenance

  • Clean routinely with a pH‑neutral cleaner made for porcelain tile; avoid harsh acids or abrasives.
  • Use entry mats and felt pads to reduce tracked-in grit and potential scratching.
  • Follow grout manufacturer maintenance guidance; seal cementitious grout if recommended.
