Installation Guide – Tierra Cotto 12×24 Porcelain Tile Natural Pressed

Important Advisory

Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA). Ensure proper substrate preparation, movement accommodation, and waterproofing/drainage where required.

Step 1: Layout & Planning

  • Confirm the substrate is clean, dry, structurally sound, and flat within industry tolerances for 12×24 tile.
  • Dry-lay to plan layout, balance cuts, and align grout joints with key sightlines.
  • Blend tiles from multiple boxes to distribute shade variation evenly.
  • Select spacers appropriate for pressed edges; include movement joints per TCNA EJ171.

Step 2: Tile Installation

  • Use a polymer-modified thin-set mortar approved for porcelain tile.
  • Key mortar into the substrate, then comb with a suitable notched trowel to achieve required coverage; back-butter tiles as needed.
  • Set tiles with a slight perpendicular motion to collapse ridges and promote full contact; target coverage per application and location requirements.
  • Use a leveling system if needed to help minimize lippage on larger formats.
  • Allow mortar to cure per manufacturer instructions before grouting or light traffic.

Step 3: Cutting

  • Cut with a wet saw using a premium diamond blade rated for porcelain.
  • Support the tile fully during cuts and mark clearly to avoid chipping.
  • Ease sharp cut edges where exposed.

Step 4: Joint Filling

  • Choose a grout suitable for porcelain and the selected joint width.
  • Pack joints fully with a rubber float; clean diagonally and remove haze with clean water.
  • Use flexible sealant at changes of plane and movement joints; do not grout these areas.
  • Protect the installation from traffic until grout has cured.

Step 5: Cleaning & Maintenance

  • Clean routinely with a pH-neutral cleaner approved for porcelain tile; avoid acids and harsh abrasives.
  • Use entry mats and felt pads to minimize grit and scratching.
  • Follow grout manufacturer guidance; seal cementitious grout if recommended.
