Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA). Verify substrate suitability, waterproofing/drainage where required, and provide movement accommodation joints per guidelines.
Step 1: Layout & Planning
- Confirm the substrate is clean, dry, structurally sound, and flat within tolerances appropriate for 12×24 tile.
- Dry-lay to plan the layout, balance cuts, and align grout joints; avoid sliver cuts at perimeters.
- Blend material from multiple boxes to distribute shade variation evenly.
- Select joint width appropriate for rectified tile and the pattern; include movement joints at changes of plane and perimeters.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and for the project’s conditions (interior/exterior, wall/floor).
- Key mortar into the substrate and comb in straight lines; back-butter tiles as needed to improve contact.
- Set tiles with a slight back-and-forth motion to collapse ridges and achieve required coverage for the application and location.
- Use a tile leveling system as needed to help manage lippage with 12×24 units.

Step 3: Cutting

Step 4: Joint Filling

Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner suitable for porcelain; avoid harsh acids or abrasives.
- Use entry mats and felt pads where appropriate to minimize tracked-in grit and potential scratching.
- Follow grout and setting material manufacturers’ maintenance guidance; seal cementitious grout if recommended.
