Important Advisory

Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Ensure proper substrate preparation, movement accommodation, and waterproofing/drainage where required.

Step 1: Layout & Planning

  • Confirm the substrate is clean, dry, structurally sound, and flat within industry tolerances for 12×24 tile.
  • Plan the layout by dry-laying tiles to balance cuts and align with focal lines; avoid small perimeter slivers.
  • Blend tiles from multiple boxes to evenly distribute any shade variation.
  • Use spacers and a joint width appropriate for pressed-edge tile; include movement joints per TCNA EJ171.

Step 2: Tile Installation

  • Use a polymer-modified thin-set mortar approved for porcelain tile.
  • Key mortar into the substrate, comb with an appropriate notched trowel, and back-butter tiles as needed to improve bond.
  • Set tiles with a slight back-and-forth motion to collapse ridges and achieve required coverage (typically 80–95% depending on area and exposure).
  • Use a leveling system where helpful to reduce lippage, especially with larger formats.
  • Allow mortar to cure per manufacturer instructions before grouting or subjecting to light traffic.

Step 3: Cutting

  • Cut with a wet saw using a premium diamond blade suitable for porcelain.
  • Mark cuts carefully, support the tile fully, and feed steadily to minimize chipping.
  • Ease sharp cut edges where they will be exposed.

Step 4: Joint Filling

  • Select a grout appropriate for porcelain and the chosen joint width; follow manufacturer instructions for mixing, application, and cure.
  • Pack joints fully with a rubber float, clean diagonally, and remove haze promptly with clean water.
  • Use sealant at movement joints and changes of plane; do not grout these areas.
  • Protect the installation from traffic until grout has fully cured.

Step 5: Cleaning & Maintenance

  • Clean routinely with a pH-neutral cleaner suitable for porcelain tile; avoid acids and harsh abrasives.
  • Use entry mats and felt pads where appropriate to minimize tracked-in grit and scratching.
  • Follow grout and setting material manufacturers’ maintenance guidance; reseal cementitious grout if recommended.
