Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Verify substrate suitability, waterproofing/drainage where required, and movement accommodation at all changes of plane and perimeters.
Step 1: Layout & Planning
- Confirm the substrate is clean, dry, structurally sound, and flat within tolerances for large-format tile.
- Dry-lay to plan layout, balance cuts, and minimize small slivers at perimeters and transitions.
- Blend tiles from multiple boxes to distribute any shade or pattern variation.
- Select a joint width appropriate for rectified tile and the layout; include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and large-format tiles.
- Key mortar into the substrate and comb with an appropriate notched trowel; back-butter tiles as needed to improve coverage.
- Set tiles with a slight sliding motion to collapse ridges and achieve required bond; target 80–95% mortar coverage based on area and exposure.
- Use a leveling system as needed to help minimize lippage on 12×24 installations.
- Allow mortar to cure per manufacturer instructions before grouting or allowing light traffic.
Step 3: Cutting
- Cut with a wet saw using a premium diamond blade rated for porcelain.
- Mark cuts carefully and support the workpiece fully to reduce chipping.

Step 4: Joint Filling
- Select a grout suitable for porcelain and the chosen joint width; mix and apply per manufacturer instructions.
- Pack joints fully with a rubber float; clean diagonally and remove surface haze promptly with clean water.
- Use flexible sealant at movement joints and changes of plane; do not grout these areas.
- Protect the installation from traffic until grout has cured.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner formulated for porcelain tile; avoid harsh acids or abrasives.
- Use entry mats and protective pads to minimize tracked-in grit and potential scratching.
- Follow grout manufacturer maintenance guidance; seal cementitious grout if recommended.
