Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Ensure proper substrate preparation, movement accommodation, and waterproofing/drainage where required.
Step 1: Layout & Planning
- Verify the substrate is clean, dry, structurally sound, and flat within industry tolerances for large-format tile (12×24).
- Plan the layout by dry-laying tiles to balance cuts and align visual movement; avoid narrow perimeter slivers.
- Blend tiles from multiple boxes to evenly distribute shade and pattern variation.
- Use spacers appropriate for rectified tile and include movement joints per TCNA EJ171, especially at perimeters and transitions.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain; for 12×24 formats, a large-and-heavy-tile (LHT) mortar is often recommended by manufacturers.
- Key mortar into the substrate, comb in one direction with an appropriate notch, and back-butter tiles to improve bond.
- Set tiles with a slight slide to collapse ridges and achieve required coverage (typically 80–95% depending on location).
- Use a leveling system as needed to help minimize lippage on larger-format installations.
- Protect the installation and allow mortar to cure per manufacturer guidance before grouting or light traffic.
Step 3: Cutting

- Ease sharp cut edges where they will be exposed.
Step 4: Joint Filling
- Select a grout compatible with porcelain and the chosen joint width; follow manufacturer directions for mixing, application, and cure.
- Pack joints completely with a rubber float and clean diagonally, removing haze with clean water as it forms.
- Use appropriate sealant at movement joints and changes of plane; do not grout these areas.
- For polished surfaces, test grout on a spare tile first and follow grout-manufacturer guidance to avoid surface scratching.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner suitable for porcelain; avoid acids and harsh abrasives.
- Use walk-off mats and felt pads where appropriate to minimize grit and scratching.
- Follow grout and mortar manufacturers’ maintenance guidance; reseal cementitious grout if recommended.
