Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Verify substrate suitability, movement accommodation, and waterproofing/drainage where required.
Step 1: Layout & Planning
- Confirm the substrate is clean, dry, structurally sound, and flat within tolerances appropriate for 12×24 tile.
- Dry-lay to refine layout and balance cuts; center the pattern and avoid narrow slivers at perimeters.
- Blend material from multiple boxes to distribute any shade or pattern variation.
- Select spacers and a joint width suited to rectified tile; include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and for the tile’s format.
- Key mortar into the substrate, comb with an appropriate notched trowel, and back-butter tiles as needed to improve bond.
- Set tiles with a slight sliding motion to collapse ridges and achieve the coverage required by application and location.
- Use a leveling system where helpful to minimize lippage with large-format tile.
- Allow mortar to cure per manufacturer instructions before grouting or allowing traffic.
Step 3: Cutting
- Cut using a wet saw with a premium diamond blade rated for porcelain.
- Mark cuts carefully and support the tile fully to reduce chipping.
- Ease sharp cut edges where exposed for safer, cleaner transitions.
Step 4: Joint Filling
- Choose a grout compatible with porcelain and the selected joint width; follow manufacturer mixing and cure guidelines.
- Pack joints fully with a rubber float, clean diagonally across the joints, and remove haze promptly with clean water.
- Use appropriate sealant at movement joints and changes of plane; do not grout these areas.
- Protect the installation from traffic until grout has cured.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner suitable for porcelain; avoid harsh acids or abrasives.
- Use entry mats and felt pads where appropriate to minimize tracked-in grit and surface abrasion.
- Follow grout manufacturer maintenance guidance; seal cementitious grout if recommended.
