Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Ensure proper substrate preparation, movement accommodation, and waterproofing/drainage where required.
Step 1: Layout & Planning
- Verify the substrate is clean, dry, structurally sound, and flat within tolerances suitable for 12×24 large-format tile.
- Plan the layout by dry-fitting tiles and centering the pattern to avoid small perimeter cuts.
- Blend tiles from multiple boxes to evenly distribute shade and pattern variation.
- Use spacers appropriate for rectified tile and include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and large-format tiles.
- Key mortar into the substrate, comb with an appropriate notched trowel, and back-butter tiles as needed to improve coverage.
- Set tiles with a slight back-and-forth motion to collapse ridges and achieve the bond required by application (typically 80–95% coverage).

Step 3: Cutting

- Drill holes with diamond-tipped bits at low speed, using water for cooling.
Step 4: Joint Filling
- Select a grout compatible with porcelain and the chosen joint width; follow the manufacturer’s mixing and curing directions.
- Pack joints fully with a rubber float, clean diagonally across the tile, and remove haze promptly with clean water.
- Use flexible sealants at movement joints and changes of plane; do not grout these areas.
- Protect the installation from traffic until grout has cured per manufacturer guidance.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner suitable for porcelain tile; avoid acids and harsh abrasives.
- Use entry mats and felt pads where appropriate to minimize tracked-in grit and scratching.
- Follow grout manufacturer recommendations for maintenance and sealing of cementitious grout if specified.
