Important Advisory

Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Confirm substrate suitability, movement accommodation, and required waterproofing/drainage before starting.

Step 1: Layout & Planning

  • Verify the substrate is clean, dry, structurally sound, and flat within tolerances appropriate for 12×24 tile.
  • Dry-lay to confirm layout, balance cuts, and align with focal lines; avoid sliver cuts at perimeters.
  • Blend tiles from multiple boxes to distribute any shade variation evenly.
  • Plan grout joints consistent with rectified edges and the selected pattern; provide movement joints per TCNA EJ171.

Step 2: Tile Installation

  • Use a polymer-modified thin-set mortar rated for porcelain tile.
  • Key mortar into the substrate and comb with an appropriate notched trowel; back-butter tiles as needed to help achieve uniform coverage.
  • Set tiles with a slight sliding motion to collapse ridges and promote bond; check coverage periodically and adjust technique as required by location (interior, wet area, exterior wall).
  • Use a leveling system when needed to help minimize lippage on 12×24 installations.

Step 3: Cutting

Step 4: Joint Filling

  • Select grout suitable for porcelain and the planned joint width; follow manufacturer mixing and cure instructions.
  • Pack joints fully with a rubber float, clean diagonally, and remove haze promptly with clean water.
  • Use appropriate sealant at movement joints and changes of plane; do not grout these areas.
  • Protect the installation from traffic until grout has cured.

Step 5: Cleaning & Maintenance

  • Clean routinely with a pH-neutral cleaner approved for porcelain; avoid acids and harsh abrasives.
  • Use entry mats and felt pads to limit tracked-in grit and scratching.
  • Follow grout manufacturer recommendations for care; seal cementitious grout if specified.
