Important Advisory

Follow the tile manufacturer’s instructions, local building codes, and industry standards (ANSI A108/A118 and TCNA guidelines). Verify substrate suitability, movement accommodation, and required waterproofing/drainage for wet or exterior areas.

Step 1: Layout & Planning

  • Confirm the substrate is clean, dry, stable, and flat within tolerances appropriate for 12×24 porcelain tile.
  • Dry-lay to plan layout, balance cuts, and align patterns; avoid narrow slivers at perimeters.
  • Blend material from multiple boxes to distribute any shade variation evenly.
  • Use spacers suited to rectified tile and include movement joints per TCNA EJ171 and project conditions.

Step 2: Tile Installation

  • Use a polymer‑modified thin-set mortar approved for porcelain tile.
  • Key mortar into the substrate, then comb with an appropriate notched trowel to achieve required coverage; back-butter tiles as needed.
  • Set tiles with a slight perpendicular motion to collapse ridges and ensure bond; check coverage frequently, targeting industry-recommended percentages based on area of use.
  • Consider a tile leveling system to help control lippage on large rectangular formats.
  • Allow mortar to cure per manufacturer guidance before grouting or subjecting to traffic.

Step 3: Cutting

  • Ease or dress exposed cut edges where appropriate.

Step 4: Joint Filling

  • Select a grout compatible with porcelain and the chosen joint width; follow the grout manufacturer’s mixing and cure instructions.
  • Pack joints completely with a rubber float, clean diagonally, and remove any haze promptly with clean water.
  • Use appropriate sealant at movement joints and all changes of plane; do not grout these areas.
  • Protect the installation from traffic until grout has cured as specified.

Step 5: Cleaning & Maintenance

  • Clean routinely with a pH‑neutral cleaner suitable for porcelain; avoid acids or harsh abrasives.
  • Use entry mats and protective pads to minimize tracked grit and scratching.
  • Follow grout manufacturer maintenance guidance; seal cementitious grout if recommended.
