Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Confirm substrate suitability, movement accommodation, and waterproofing/drainage where required.
Step 1: Layout & Planning
- Verify the substrate is clean, dry, sound, and flat within tolerances appropriate for 12×24 tile.
- Dry-lay to balance cuts and align patterns; center the layout to avoid small perimeter pieces.
- Blend tiles from multiple boxes to evenly distribute any shade or pattern variation.
- Select a joint width consistent with rectified tile and include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain tile.
- Key mortar into the substrate and comb with a suitable notched trowel; back-butter large tiles as needed to improve coverage.
- Set tiles with a slight lateral motion to collapse ridges; achieve the coverage required by area of use (higher in wet/exterior areas).
- Use a leveling system where helpful to reduce lippage with rectangular formats.
- Protect the finished surface during curing; follow mortar manufacturer cure times before grouting or light traffic.
Step 3: Cutting
- Cut with a wet saw using a premium diamond blade designed for porcelain.
- Support tiles fully during cutting and mark lines carefully to reduce chipping.
- Ease sharp cut edges where they will be exposed.
Step 4: Joint Filling
- Choose a grout suitable for porcelain and the selected joint width; follow manufacturer instructions for mixing and cure.
- Pack joints fully, clean diagonally, and remove haze promptly with clean water and soft sponges.
- Use appropriate sealant at movement joints and changes of plane; do not grout these areas.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner made for porcelain; avoid acids and harsh abrasives, especially on polished surfaces.
- Use entry mats and protective pads under furniture to minimize grit and scratching.
- Follow grout manufacturer recommendations for care and any sealing needs for cementitious grout.
