Kobe Borghini 12×24 Porcelain Tile Polished Rectified
Refined and versatile, the Kobe Borghini 12×24 porcelain tile brings a luminous polished surface and precise rectified edges for crisp, contemporary lines. The 12×24 format minimizes grout joints, supporting clean layouts on walls or floors in kitchens, baths, and living areas.
Engineered in durable 10mm (3/8 in.) porcelain with a PEI 4 wear rating and a DCOF of 0.50, this tile balances style with everyday practicality. Frost resistance broadens design options to exterior wall facades in freeze–thaw climates. Use it as a sophisticated field tile that pairs easily with a range of finishes and palettes.
Whether installed in a simple grid or elevated with thoughtful patterning, Kobe Borghini’s polished finish adds a sleek, high-sheen look that complements both modern and classic spaces while keeping maintenance straightforward.

Installation Guide – Kobe Borghini 12×24 Porcelain Tile Polished Rectified
Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (e.g., ANSI A108/A118 and TCNA guidelines). Confirm substrate suitability, movement accommodation, and required waterproofing/drainage for wet or exterior areas.
Step 1: Layout & Planning
- Verify the substrate is clean, dry, sound, and flat within tolerances for 12×24 tile; correct unevenness before setting.
- Plan the layout and dry-lay tiles to balance cuts and align pattern/vein direction if present.
- Blend product from multiple boxes to distribute any shade variation.
- Use spacers appropriate for rectified tile; include movement joints per TCNA EJ171 and project conditions.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain; an LHT (large-and-heavy-tile) mortar is recommended for 12×24 formats.
- Key mortar into the substrate, comb uniformly, and back-butter tiles as needed to improve bond.
- Set tiles with a slight perpendicular motion to collapse ridges and achieve proper coverage; follow ANSI/TCNA coverage requirements for the location (interior, wet, or exterior).
- Use a leveling system if needed to help minimize lippage with larger tiles.
- Allow mortar to cure per manufacturer instructions before grouting or light traffic.
Step 3: Cutting
- Cut with a wet saw and a premium diamond blade designed for porcelain.
- Support the tile fully and mark cuts carefully to reduce chipping.
- Lightly ease sharp cut edges at exposed transitions, especially with polished finishes.
Step 4: Joint Filling
- Select a grout suitable for porcelain and the chosen joint width; follow the grout manufacturer’s guidance.
- Pack joints fully with a rubber float, clean diagonally, and remove any grout haze promptly.
- At changes of plane and movement joints, use an appropriate sealant rather than grout.
- Protect the installation from traffic until grout has cured per manufacturer instructions.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner suitable for porcelain; avoid acidic or abrasive products that can damage polished surfaces.
- Use entry mats and protective pads to limit tracked-in grit and scratching.
- Follow grout and mortar manufacturers’ maintenance recommendations; seal cementitious grout if specified.
