Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Verify substrate suitability, flatness, movement accommodation, and required waterproofing/drainage for wet or exterior areas.
Step 1: Layout & Planning
- Confirm the substrate is clean, dry, structurally sound, and flat within tolerances for 12×24 tile.
- Dry-lay to balance cuts and center the layout; avoid narrow slivers at perimeters and focal areas.
- Blend material from multiple boxes to distribute any shade variation evenly.
- Plan joint width appropriate for rectified tile and pattern; include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and for the tile’s size/format.
- Key mortar into the substrate and comb in one direction; back-butter tiles as needed to meet coverage requirements for the application and location.
- Set with a slight slide to collapse ridges and achieve a strong bond; check coverage periodically.
- Use a tile leveling system where appropriate to help minimize lippage on larger-format installations.
- Allow mortar to cure per manufacturer guidance before grouting or light traffic.
Step 3: Cutting
- Cut with a wet saw and a premium porcelain-rated diamond blade.
- Mark cuts carefully, support the tile fully, and feed steadily to reduce chipping.
- Ease sharp cut edges where exposed for a safer, finished feel.
Step 4: Joint Filling
- Select a grout compatible with porcelain and the planned joint width; follow manufacturer mixing and cure instructions.
- Pack joints fully with a rubber float, clean diagonally, and remove haze promptly with clean water.
- Use appropriate sealant at movement joints and changes of plane; do not grout these areas.
- Protect the installation from traffic until grout has cured as directed.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner suitable for porcelain; avoid acids or harsh abrasives.
- Use entry mats and felt pads where appropriate to reduce tracked grit and scratching.
- Follow grout and setting material manufacturers’ maintenance recommendations; seal cementitious grout if specified.
