Important Advisory
Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Verify substrate suitability, movement accommodation, and required waterproofing/drainage for the application.
Step 1: Layout & Planning
- Confirm the substrate is clean, dry, sound, and flat within tolerances appropriate for 12×24 tile.
- Dry-lay and center the layout to balance cuts and minimize small slivers at perimeters.
- Blend material from multiple boxes to evenly distribute any shade or pattern variation.
- Select a joint width appropriate for rectified tile; include movement joints per TCNA EJ171.
Step 2: Tile Installation
- Use a polymer-modified thin-set mortar approved for porcelain and the project conditions.
- Key mortar into the substrate, then comb in straight lines with an appropriate notched trowel; back-butter tiles as needed to improve contact.
- Set tiles with a slight sliding motion to collapse ridges and achieve required coverage; use a lippage-control system when helpful.
- Maintain clean, straight joints and check alignment frequently; adjust as needed before mortar skins over.
- Allow the installation to cure per mortar manufacturer guidance before grouting or light traffic.
Step 3: Cutting
- Cut with a wet saw and a premium diamond blade rated for porcelain.
- Support tiles fully during cutting and mark lines carefully to reduce chipping.
- Ease sharp cut edges where exposed for a finished feel.
Step 4: Joint Filling
- Choose a grout suitable for porcelain and the selected joint width; follow manufacturer mixing and cure instructions.
- Pack joints fully with a rubber float, then clean diagonally and remove residual haze with clean water.
- Use flexible sealant at movement joints and all changes of plane; do not grout these areas.
- Protect the installation from traffic until grout has cured.
Step 5: Cleaning & Maintenance
- Clean routinely with a pH-neutral cleaner approved for porcelain tile; avoid harsh acids or abrasives.
- Use entry mats and furniture pads to minimize tracked grit and scratching.
- Follow grout and setting-material manufacturers’ maintenance guidance; seal cementitious grout if recommended.
