Installation Guide – Dolomite White 12×24 Porcelain Tile Polished Rectified

Important Advisory

Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Ensure proper substrate preparation, movement accommodation, and waterproofing/drainage where required.

Step 1: Layout & Planning

  • Confirm the substrate is clean, dry, structurally sound, and flat within tolerances appropriate for 12×24 tile.
  • Plan the layout by dry-laying tiles to balance cuts and align key visual lines; avoid sliver cuts at perimeters.
  • Blend material from multiple boxes to distribute any shade variation evenly.
  • Use spacers and a joint width appropriate for rectified tile; include movement joints per TCNA EJ171.

Step 2: Tile Installation

  • Use a polymer-modified thin-set mortar approved for porcelain tile.
  • Key mortar into the substrate, comb with an appropriate notched trowel, and back-butter tiles to improve coverage.
  • Set tiles with a slight sliding motion to collapse ridges and achieve required coverage; use a leveling system as needed to help minimize lippage.
  • Maintain alignment and consistent joint width; clean mortar from joints and tile surface as you work.
  • Allow mortar to cure per manufacturer instructions before grouting or light traffic.

Step 3: Cutting

  • Cut with a wet saw using a premium diamond blade rated for porcelain.
  • Mark cuts carefully and support the tile fully to reduce chipping, especially with a polished surface.
  • Ease sharp cut edges where they will be exposed.

Step 4: Joint Filling

  • Select a grout suitable for porcelain and the chosen joint width; follow manufacturer directions for mixing, application, and cure.
  • Pack joints fully with a rubber float; clean diagonally and remove haze promptly with clean water and soft pads (non-abrasive for polished surfaces).
  • Use appropriate sealant at movement joints and all changes of plane; do not grout these areas.
  • Protect the installation from traffic until grout has cured.

Step 5: Cleaning & Maintenance

  • Clean routinely with a pH-neutral cleaner approved for porcelain tile; avoid acids, alkaline strippers, and harsh abrasives.
  • Use entry mats and protective pads on furniture to minimize tracked grit and surface scratching.
  • Wipe spills promptly; use soft cloths or pads for polished surfaces to preserve gloss.
  • Follow grout manufacturer maintenance guidance; seal cementitious grout if recommended.
