Installation Guide – Dolomite Beige 12×24 Porcelain Tile Polished Rectified

Important Advisory

Always follow the tile manufacturer’s instructions, local building codes, and recognized industry standards (ANSI A108/A118 and TCNA guidelines). Verify suitability for the intended use, and ensure proper substrate preparation, movement accommodation, and waterproofing/drainage where required.

Step 1: Layout & Planning

  • Confirm the substrate is clean, dry, structurally sound, and flat within tolerances appropriate for 12×24 tile.
  • Plan the layout by dry-laying tiles to balance cuts and avoid narrow slivers at perimeters.
  • Blend material from multiple boxes to evenly distribute shade and pattern variation.
  • Use spacers and joint widths appropriate for rectified tile; incorporate movement joints per TCNA EJ171.

Step 2: Tile Installation

  • Use a polymer-modified thin-set mortar approved for porcelain and the tile’s size.
  • Key mortar into the substrate, comb with an appropriate notched trowel, and back-butter tiles as needed to improve coverage.
  • Set tiles with a slight back-and-forth motion to collapse ridges and achieve proper bond; meet or exceed coverage requirements for the application and location.
  • Use a leveling system when needed to help minimize lippage with larger formats.
  • Allow the mortar to cure per manufacturer instructions before grouting or light traffic.

Step 3: Cutting

  • Cut with a wet saw and a premium diamond blade suitable for porcelain.
  • Mark cuts carefully and support the tile fully during cutting to reduce chipping.
  • Ease sharp cut edges where they will be exposed.

Step 4: Joint Filling

  • Select a grout suitable for porcelain and the chosen joint width; follow manufacturer directions for mixing and application.
  • Pack joints fully with a rubber float, clean diagonally, and remove haze promptly with clean water.
  • Use appropriate sealants at movement joints and changes of plane; do not grout these areas.
  • Protect the installation from traffic until grout has cured as directed.

Step 5: Cleaning & Maintenance

  • Clean routinely with a pH-neutral cleaner designed for porcelain tile; avoid harsh acids or abrasives.
  • Use entry mats and furniture pads to reduce abrasion from grit and heavy furnishings.
  • Follow grout manufacturer guidance for maintenance; seal cementitious grout if recommended.
